Caveat Emptor means ‘buyer beware’. It is one of the underlying principles in purchasing real estate. A Vendor must provide certain information relating to a property however a Purchaser purchases at their own risk with no warranty against defects or other misgivings a property may conceal.
An argument stands that this maxim places the Purchaser at a disadvantage. Perhaps?
Professional advice is paramount. Upon taking your instructions, Sandow Conveyancing will investigate the property Title and advise on the Contract of Sale and Vendor’s Statement. We will liaise with the Vendor’s Conveyancer and Real Estate Agent and any financiers involved in the matter. We complete the legal paperwork on your behalf, make adjustments on rates and charges owing on the property and prepare for and attend to settlement.
As required, we also facilitate payment of Duty and registration of your name on the Title. We report back to you throughout the process and ensure relevant authorities are notified of your purchase.
We will not provide financial or investment advice, merely take an objective view of the legalities of the conveyance and advise accordingly.
We are able to provide excellent professional, independent advice via our contemporaries where pre purchase building and pest inspections may be required and where finance is sought.
